Letting Services
HOME LETS are Fully Bonded members of ARLA
(Association of Residential Letting Agents and also members of the Tenancy Deposit Scheme. Along with The National Approved Letting Scheme). From an introduction only of a
tenant for your property - to provision of a full management service,
HOME LETS aim to provide a comprehensive, efficient service.
Our staff are qualified to ARLA 2000 and attend regular lettings seminars to
ensure all information and regulation advice provided to you, the landlord, is
up to date.
We market your property via usual media coverage plus day to day
working relationships with other agencies/estate agents and regular issue of our
property lists. HOME LETS seek tenants who will treat your
property with the respect it deserves.
SERVICES OFFERED
A simple introduction of an applicant wishing to rent your
property and with whom you proceed. Tenant find only is designed for the
landlord wishing to collect rental (from month 2) direct from their tenant and
deal with day to day management throughout the tenancy themselves.
Fee 8% + VAT of the rental payable under the agreement
with applicants introduced by HOME LETS. The fee is deducted in one sum at
commencement of the tenancy. (Subject to a minimum of £250.00 + VAT to include
Tenancy Agreement). We do not charge renewals.
The Tenant Find Only Service

HOME LETS inspect the
property and advise in anticipated rental value, together with any other
relevant aspects. In each case please refer to Gas Appliances/Low Voltage
Electrical Equipment and Fire and Furnishing Regulations for landlords, in the
Terms and Conditions section.

To comply with current legislation, the
landlord must supply HOME LETS with valid Test Certificates
for Electric Appliances and Gas Appliances prior to the property being
let.

Advertise your property to ensure maximum
coverage and use our best endeavours to find a suitable
tenant.

Accompany all applicants to the property -
avialability of keys to the property at your earliest convenience would
assist greatly, or arrange a mutually convenient appointment with you or
any existing tenant.

Negotiate terms satisfactory to both
parties

Take up references: Bank, Employer, Past
Landlord, Personal, Plus Credit Check which covers a three year period.
HOME LETS make every effort to ensure that the
tenants are of good character, however, any recovery of monies owing, loss of
rent or cost of reposssession will be the Landlords responsibility.
Landlords Legal Protection and Rent Guarantee Policies are available - please ask for details.

Prepare tenancy agreement, landlords
should, however, satisfy themselves that the agreement is suitable and advise
HOME LETS of any changes/additions or
ammendments.

Hand over keys to tenant.

Prepare and deliver an account to you with
cheque for the rental (after deductions as per HOME LETS
account).

In the event of an early departure of your
tenant HOME LETS will credit pro rata fees for the remainder
of the period for which charge has been made to a further letting with a new
tenant introduced by HOME LETS, subject to an administration
fee. Fees will not be credited if the tenant vacates owing to an ongoing
maintenance problem/fault of the landlord.

LET AND COLLECT
SERVICE
This service is suitable for
Landlords living close to the Property and who are able to inspect on a regular
basis, in addition maintenance and emergencies will have to be dealt with by
you.
As For Tenant Find Only, but
with the following
additions.
- Collection of rentals throughout the tenancy.
- Remittance of net rent (after deduction of fees etc) direct to you, or
into your stated bank/building society clearing account HOME
LETS are linked to Bank Autopay by computer, for fast efficient
payment of rentals to landlords.
- Negotiation of new terms for any extension of the tenancy (if desired) -
if not dealing with appropriate notice for termination.
- Account prepared on a monthly basis.
Fee 10% + VAT assessed in accordance with the rental payable under
the agreement and any extension thereof with some/all of the tenants introduced
by HOME LETS.

MANAGEMENT SERVICE
In addition to those items previously listed HOME LETS will
for the busy/absent landlord attend to day to day management, supervisory and
administration tasks associated with the property to include:-
- Attend to readings of the service meters at
commencement and at the end of the tenancy, arrange for transfer into the
tenants name (if applicable) will be made from available funds. Note: Charge
for reconnection of telephone into your name at conclusion of the tenancy will
be yours to settle.
- Attend the property once during a six month agreement. HOME
LETS will visit more frequently, if required. The charge per
additional visit is £25.00 + VAT. HOME LETS will report to you should
there be any matter we feel requires your attention.
- Arrange for repairs, cost of which are not the
tenants responsibility up to £150 (this amount can be amended by mutual
agreement at the start of a tenancy agreement). Repairs will be arranged as we
see fit and without automatic reference to you. Should this figure be likely
to be exceeded we shall firstly obtain an estimate for your approval. Please
note that this will not apply in the event of an emergency. No fees will be
levied on repairs up to £750.00. In excess of this figure, a supervisory fee
will be charged at 10% + VAT of the contractors net invoice.
- Fully account to you on a monthly basis as to receipt and disbursement of
monies received.
Fee 12.5% + VAT assessed in accordance with the rental payable
under the agreement and any extension thereof with some/all tenants introduced
by HOME LETS. (Special offers are available - please ask for
details*)
*Please note if you wish to instruct HOME LETS on a Sole Agency Basis
we will be pleased to agree a discount. In addition discounts are available for
Investment Landlords with 3+ properties.

INVENTORY SERVICE
Every letting must be accompanied by a complete inventory for your own
protection. HOME LETS are able to prepare a full inventory,
together with notes on condition of the property.
Please note that to comply with present legislation the following must be
clearly marked on an inventory.
- Compliance with Fire and Furnishing Regulations 1993.
See Terms and Conditions.
- Low Voltage Electric Equipment: All
electrical equipment must be supplied with a complete instruction
leaflet.
- Gas appliances should be marked with test dates.
The inventory is checked in at commencement of the tenancy and is a record
for later reference in the event of any dispute arising with your tenant. Check
out occurs at the conclusion of the tenancy.
If you are providing your own inventory it must be typed and in
room by room format and mention everything in the property and its condition,
together with the decorative condition throughout.
Fee on a time spent basis as £30.00 per hour + VAT. Check in/out
inspection visits are charged at £30.00 + VAT per visit.
TENANCY AGREEMENTS
HOME LETS can, totally independently of any other matter
offer a Tenancy Agreement Service. This will follow a standard and accepted
format ensuring your position within current legislative
provisions.
Fee when combined with any other
HOME LETS service £50.00 + VAT.

ADDITIONAL SERVICES
- Arrange repairs (not falling within the Management
Service) Refurbishing/Purchasing or Furnishing/Accessories 10% of outlay.
- Negotiating insurance claims arising during the tenancy HOME
LETS will charge 10% of the
total claim value plus VAT subject to a mininum fee of £50 + VAT.
- Financial Services - when considering the alternatives to rental,
re-mortgage etc - a no obligation facility - simply telephone for full
details. HOME LETS are also able to
quote for mortgage to purchase further property - especially for those with
negative equity.
- General Insurance to cover tenanted property -
buildings and contents.
- Landlords legal and rent guarantee policies.
- Applying to Court for Possession/Warrant of Possession. Fee on
time spent basis. Time Spent Basis Charge for this section £25.00 per
hour.
